Data center: Based on published Pacifico Energy Cedar Creek Campus fact sheet (August 2026): 23 LUEs, 2,000 gal/day potable water, $20M+/year property tax at full rate, 25–50 permanent employees, sealed closed-loop cooling.
Tax calculator: Models effective rate reduction when commercial assessed valuation ($2.2B+ for Pacifico alone) enters the county roll, reducing the proportional share borne by residential. Assumes current Bastrop County combined rate of ~2.55% and models a ~0.45% effective reduction from corridor.
